Home Price Growth at 6-Year High, According to the S&P/Case-Shiller Home Price Indices


[1]Data through January 2013, released today by S&P Dow Jones Indices for its S&P/Case-Shiller1Home Price Indices, a leading measure of U.S. home prices, showed average home prices increased 7.3% for the 10-City Composite and 8.1% for the 20-City Composite in the 12 months ending in January 2013.

All 20 cities posted year-over-year gains with Phoenix leading the way with a gain of 23.2%. Nineteen of the 20 cities showed acceleration in their year-over-year returns. Despite posting a positive double-digit annual return, Detroit was the only city to show a deceleration.

[1]February existing-home sales and prices affirm a healthy recovery is underway in the housing sector, according to the National Association of REALTORD®. Sales have been above year-ago levels for 20 consecutive months, while prices show 12 consecutive months of year-over-year price increases.

Early Spring Cruising on Grand Lake

Last Friday we had our boat de-winterized and on Saturday, March 16th, we were able to get out for almost three hours of cruising on Grand Lake.  Besides us there were a number of bass fishermen on the lake, a few others just cruising and one nice sailboat.   I'm sure having the Bass Master Classic at Grand Lake a couple of weeks ago got everyone thinking they could catch the BIG One.

The lake is a little low for this time of year and everyone is hoping we get a lot more rain in the watershed areas of SE Kansas and SW MO.  This week at least, we are expecting up to four days of rain that should really help with the three years of drought Oklahoma and the plains states have faced.

Public education starts with the "American Boating Course". This course covers types of boats, safety, Navigation aids, Water sport safety, trailering, personal water craft and knots & lines.

Seamanship:  This course covers basic deck seamanship, boat care, knots, docking, maintenance and bating etiquette.
Piloting and advanced Piloting:   Chart reading, course plotting and coastal & inland navigation
Other courses offered are Engine maintenance, Marine Electronics (I am taking this one now and it is a tough one), Cruise Planning, Weather, Sail and Instructor training.

Mortgage interest rates for March, 2013

March 14, 2013:  Freddie Mac (one of the largest buyers of Home Loans) says Mortgage rates have remained stable over the last few weeks and should continue this trend in the coming weeks.

30-year fixed-rate mortgages averaged 3.52% with ¾ of a point.  Last year at this time rates were 3.88%

15-year fixed-rate mortgages averaged 2.76%.  One year ago they were 3.13%

Because Gross Domestic Product (GDP) grew only 0.1 % in the last quarter and inflation remained low, Interest rates for mortgages should also remain low.

Some additional good news:  Corelogic’s home price index rose 9.7% between January 2012 and 2013 making this the largest increase in home values since 2006.  Surprisingly many markets are starting to report a shortage of inventory for the coming spring market.  Foreclosure properties coming on the market are still out there but banks are working harder than ever to work things out with the current homeowners.   The Dow Jones index reached an all time high yesterday and shows no signs of falling back unless congress cannot get the budget mess under control.  Unemployment dropped to 7.7% and people looking for jobs dropped to the lowest level in five months, all of this happening in the last week.
